May has come and past so lets look at the numbers! Sellers kept the new listings coming and we saw 21 more new listings than April but fewer homes went under contract. We saw homes that sold, sold faster than previous months. This shows us that buyers are ready to buy if the right home for the right price comes on the market. With a high total inventory, it is more important than ever to price your home correctly and have it looking great!
Looking at last year's contracted numbers, we saw a similar dip last May. This could be because buyer's lives get busy with the end of the school year, getting the campers out and summer ready, etc or it might be caused by overeager sellers. It's easy to look at April's great numbers and thing a home can be listed a little high because there are so many buyers coming out but this thought can also scare buyers away from your listing. So it is important to talk to your agent before you list your home and go over the market numbers and really decide what your goal is when selling.
